General Session Report

 

1)      Maintenance Rotation:  3 crews:  1st crew rotates on A, B, and C tract 36668 and E, D, C-1 C-2 KB.  2nd crew rotates on F-1, F-2, K, A, B-1, B-2, B-3, and B-4 and J, and I KB.  3rd crew rotates on: H, G, and C KB slopes and A, B, C, D, E, and F Richmond.  The rotation time is approximately 3 to 4 weeks this time of year.

2)      Irrigation Schedules: Changed November 1, 2005; Irrigation is during the daytime hours after 9:00 am on most areas. Cycle times and days vary depending on the weather. 

3)      H.O. Plant Material Encroaching Into HOA Areas:  Contractor continues to trim encroaching plant material to be even with the fence line and provide a maintenance path for ingress and egress to the work areas.  The Contractor removes any and all unauthorized homeowner plantings that appear in the HOA common area slopes.

4)      Clearance Of View Corridors:  This is not part of the Maintenance Contract. 

5)      Fuel Modification:  The weed abatement required by the Fire Department will be performed and completed by May 1st.   The weed abatement was performed and completed last year by May 1, 2005.   The fuel modification required by the Fire Department is 200 feet from the homeowner’s residence.  Part of the 200 feet distance is the distance from the back wall of the residence to the homeowner’s fence line.  Native shrubs three feet and under are left in the slope areas to provide root stability during the rainy season.  All fuel modification materials that are cut down by the contractor, are removed from the site. 

6)      Annual  Color:  Flowers have been planted for winter color at the main entrance

7)      Winter Pruning:  Winter pruning is currently being performed.  This project is conducted during the months of January through March.

8)      Spring Planting:  Plant replacement has been requested by many homeowners.  An agenda item is requested for the March meeting.  I will have proposals for the Board’s review at the March meeting.

9)      Tree Trimming:  No tree trimming was authorized this winter.  A proposal to trim the Pepper trees will be submitted to the Board of Directors for their review at the March meeting.

10)  Flood Control Basins:  Hayward and Galbreth are the only two flood control basin areas that have not been turned over.  As of this meeting, I do not have an update on the turnover date for these two locations.

11)  Plant Material During Winter Conditions:  The honeysuckle groundcover and the Cotoneaster react to the cold weather in Castaic.  The appearance of these two types of plant material and shrub will be similar to a plant going into dormancy.  The plant material may appear to be dying….it is not.  This is normal for the weather conditions in this area.  The plant material will bounce back in the spring.  The Creekbed slope is the only slope planted with hydro seed.  Hydro seed will also go into a dormant state during the cold weather.  Therefore this slope will be less attractive than the other planted slopes throughout the community.

12)  Gate Access Bridlewood:  The gate installation is complete.  Unfortunately the gate that was provided by a homeowner was stolen from the site, so the contractor modified the proposal and provided a four foot gate for the site.

13)  Vandalism:  Adjacent to Galbreth approximately 60 shrubs and all of the ground cover was removed by ‘someone’.    TruGreen prepared a proposal to replace the shrubs and ground cover in the spring and the proposal was reviewed by the Board of Directors at the last meeting.
